DUTIES & RESPONSIBILITIES
Ensures the safety needs are given a top priority in work planning
Design, implementation and sustainment of an effective CMMS program on a national level
The planner receives all work order requests from the requesting areas. All work order requests are reviewed and screened to insure the work scope is clearly described. Check if the priority is realistic and provide practical lead-time, cost and other coding is complete and accurate, and authorization is proper
Creates a properly filled out work order for all needed or approved work order request
Examines unplanned work orders and determines best way to accomplish the work; consults with the regional facility managers when necessary
Obtains blueprints, drawing, instructional manuals and special procedures, as needed, from files or job packets in order to clarify the intent of the work order
Works closely with Purchasing for timely delivery of parts & equipment
Identifies and obtains determinable materials, entering material needs on the work order
Estimates each work order showing sequence of steps, the number of mechanics and required labor-hours for each step. List any special tools or equipment
Estimates cost for each work order in terms of direct labor, materials required and total cost
Maintains backlog of work orders awaiting scheduling (Ready) and unplanned work orders (Hold), which also have delay codes entered on work order
Once a job is planned and estimated, prior to scheduling, the Planner verifies the availability of parts, materials and special tools required for it executions
Have complete knowledge of PM workload in order to better schedule work orders
Develops a maintenance work schedule for the Maintenance Department. From the backlog files of the ready work orders, selects a group of work orders with labor requirements matching the capability of the identified work force, taking into account any work carry over from jobs previously scheduled. Identifies any known skill requirements. Allocates labor and coordinates these requirements through Facility Managers
Conducts weekly meeting with the Regional Facility Managers, Facility Managers and Project Engineer/Managers and participates in the overall plant scheduling of the following week’s work and helps negotiates for downtime windows during which preventive and corrective maintenance can be performed
On the basis of firm work schedules, coordinates the checkout and staging of all predetermined parts, materials and special tools and ensures that the equipment to be worked on will be available and ready
Issues approved schedules together with relevant work orders and other planning documents to the Maintenance/Facilities Engineer. All work orders except emergencies come through the planner
Discusses planning packages as necessary with special instructions or considerations to be observed in the execution of the jobs and reviews new jobs coming up in the future
Responsible for all documents for reporting and/or closeout
Review the actual labor expended versus estimated labor and materials used for completed jobs, in order to determine corrective measures needed to improve the accuracy of estimating and improving methods of doing work
Keeps the Maintenance Manager properly informed on all abnormal or critical situations and seeks advice on matters outside of the planner’s knowledge or authority
Make recommendations for system improvement
Maintains necessary records and files and prepares and distributes meaningful and accurate control reports
Performs other tasks, special assignments and may occasionally fill in for Facility Managers as requested by the Director of Facilities
Participate in ongoing education and professional development opportunities.
Work collectively and respectfully with other team members.
Additional duties as assigned by management.
Previous experience and demonstrated mastery of a CMMS program: (Infor EAM, SAP, eMaint, Hippo or the like). This is a startup position and implementation of the CMMS will be a critical task
Willingness to travel up 25% nationally to implement a complete maintenance program.
Good interpersonal skills and proven ability to positively influence people; must be capable of effectively interacting at all levels in the organization.
Ability to train and inspire others to support standardization and sustainment of maintenance best practices.
Detail oriented with an eye on process optimization.
Ability to work in a fast-paced environment, to manage high stress situations, and to be flexible and adaptable when a situation requires it.
Excellent communication skills and leadership both verbally and through written media
Must be able to handle constructive criticism and guidance and offer the same to others in the department.
Ability to articulate job goals in a manner they’re completed effectively the first time. * Must have the ability to push, pull, or lift a minimum of 50 pounds if relevant to job duties listed above.
Through extended periods, must be capable of sitting, squatting, standing, kneeling, bending, or walking throughout the work day. Must be capable of working in front of a computer for extended periods of time based on job duties listed above.
General tool, hardware, ladder, and building skills. Must be able to use a 12’ extension ladder.
At least 21 years of age and authorized to work in the US; proper employment documentation; reliable transportation; valid driver’s license.
Environmental Requirements and Exposure, depending on work location:
Exposure to fertilizer, dusts, odors, high heat, low temperature, high and low humidity, high noise levels, vibrations, water, dry salts, allergens, pollen, dust, plant pathogens, other volatile organic compounds, and other environmental variables.
Education/Experience: Associate degree or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations, Special Skills: Completed CRP- Certified Reliability Leader
Minimum High School or G.E.D equivalent is required.
